How do you calculate the 2% tax? (Peconic Bay Region Community Preservation Fund)

For unimproved property $75,000 is exempt, so if the purchase price is $200,000 you would deduct $75,000 and would pay 2% on the balance of $125,000. The amount of tax would be $2,500. For improved property $200,000 is exempt.
